Architectural Board
of Review

The Architectural Board of Review (ABR) exists to protect and enhance the historic character of Downtown Tiffin. By reviewing exterior changes within the Downtown Historic District, the ABR ensures that renovations, restorations, and new construction respect the area’s architectural heritage while supporting ongoing revitalization.

If your property is located within the district, any exterior work, including changes to building facades, windows, doors, roofs, masonry, and signage, must be reviewed and approved by the ABR before work begins.

When ABR Approval is Required

ABR review is necessary for:

  • Exterior alterations or renovations to existing buildings

  • New construction within the Downtown Historic District

  • Replacement of windows, doors, awnings, and roofing

  • Changes to exterior paint colors when historically significant

  • Masonry cleaning, repointing, or repairs

  • Installation or replacement of signs

  • Façade restoration projects funded through the Façade Enhancement Grant program

Routine maintenance that does not alter the building’s appearance generally does not require ABR approval. If you are unsure, contact the Donna Gross at dgross@oneseneca.org or 419-447-4141 before starting work.

How the Review Process Works

  1. Determine if Your Property is in the District
    Check the Downtown Historic District boundary map or contact Donna Gross for assistance.
  2. Prepare Your Application
    Include detailed descriptions of the work, materials to be used, color samples, photographs, and drawings as applicable.
  3. Submit for Review
    Applications should be submitted online here to the City of Tiffin before starting any exterior work.
  4. Attend the ABR Meeting
    The ABR meets regularly to review applications and may request additional information.
  5. Receive Approval
    Once approved, work can proceed. If changes are made to the approved plan, a revised application may be required.

    • Ensures consistency to help downtown maintain a cohesive and attractive streetscape

    • Supports investment since projects approved by the ABR are often eligible for incentive programs such as the Façade Enhancement Grant or Historic Tax Credits
